EBC Opportunity Fund

The Fund's investment strategy is to provide short term bridging finance to primary lenders at mezzanine rates, on a first charge basis, with a defined exit strategy and the purchase and sale of distressed and discounted property globally, with an initial focus on the United Kingdom and the USA, although the fund will not be limited to any specific geographic location. The Fund aims to achieve a target return of 20+% per annum.

The current global economic downturn provides astute investors a limited opportunity to benefit from the Fund's strategic acquisition of distressed property from lending institutions, developers and investors in need of liquidity. Many sellers, although asset rich, are been forced to liquidate assets well below their intrinsic value to meet immediate cash flow needs.

The Fund will aim to make strategic acquisitions of distressed property at discounts of between 20% - 60% against independent valuations or in the UK against the current RICS "red book" valuation. The fund may choose to sell property within the short to mid-term at a profit, or enter repurchase agreements with the vendor to repurchase the property at an agreed upon future date at a higher value.

The Fund is aimed at experienced investors who appreciate that global demand for property will always exist and that as economic conditions improve, the development, mortgage and property cycle will return to an upward trend.
